Buying ‘off plan’ is a term much used in the property press, but contrary to popular wisdom, it’s not just a scheme that professional investors use to make a fast buck. On the contrary, for ordinary buyers it can be a sensible way to secure the pick of the plots in a new development, and make a saving at the same time, as developers will often increase their prices the closer their properties come to completion.  And off-plan buying has certainly proved very popular at Rushmon Homes’ Aspirations development in Sutton, where over half of these one and two bedroom apartments have already been sold prior to completion.

The trend is likely to continue, especially as Rushmon is giving buyers a little more incentive to make a quick decision, in the form of stamp duty paid for all reservations made by the end of September. So with prices at Aspirations currently starting at £264,950 that means a very useful saving of nearly £8000.

Currently there are four, two bedroom apartments for sale at the development, with another four yet to be released. The Rushmon Sales Consultants report that buyers are equally divided between investors and owner-occupiers, for whom the idea of getting in early and making a saving is extremely appealing. And with prices at Aspirations already seen as extremely competitive for Sutton, buying off-plan can make them even better value.

Aspirations, like all Rushmon Homes developments, is to have a smart contemporary specification combined with the intelligent use of space and careful attention to detail. There will be fully fitted, custom designed kitchens, including integrated and stainless steel appliances, white and chrome bathrooms and en-suites, cherry-effect doors, the latest underfloor heating, and downlighters in the halls, kitchens, bathrooms and en-suites. The building has a quiet residential setting in south Sutton, a location recently revealed in the Mail on Sunday as a property hot-spot, thanks to its leafy streets and easy access to London.

Sutton has plenty to appeal to the property buyer. Being not quite London and not quite country, it offers the best of both worlds, close to motorways, Gatwick, the coast and the Surrey rural belt, as well as the capital itself. People who commute to the city find it a very convenient location, with train journey times of around 30-40 minutes.

In fact, one recent buyer at Aspirations works at Canary Wharf. Sutton is known as the ‘cleaner, greener borough’, because of its 1500 acres of parks and river Wandle trail, yet it also has a lively town centre with scores of good restaurants, pubs, clubs, café culture and one of the regions’ best shopping centres.

So, there are many good reasons to buy at Aspirations: location, quality of product, the opportunity to save on stamp duty and make an astute move when it comes to off-plan pricing. The development is 50% sold – but looking on the bright side, still 50% available. It’s a situation likely to change however: and there’s rarely been a better time to buy ‘off-plan’.
